"As you all undoubtedly know, the look of downtown Denver is changing. The renovation of Union Station along with a number of new office buildings and rental high-rise properties going up are all contributing to an improving real estate market. We are rapidly facing a housing shortage in Downtown Denver, as we’ve seen a substantial reduction in the number of active listings over the past year. Right now, there are only 133 Active listings in the Downtown Denver Condo designation of the MLS which is nearly a 40% reduction from that of a year ago. There are 53 properties currently Under Contract/Pending, which is a 30% increase than that of a year ago. That, coupled with increased sales have resulted in home owners seeing their values return to 2006/2007 levels, and more importantly, on the RISE! “Days on market” have been reduced by nearly 30% from the same time last year, and it’s evident that the real estate market is coming back quickly."
